SHORT SEARCH REPORTS
(Short Title Reports)
These are limited title search reports that are request by clients when a full search is not needed. The report would disclose defects to title, liens, encumbrances, adverse claims and other matters that are found to be affecting title to the real estate but is usually limited to a shorter period of time searched. Our Short Search Reports are available in two distinct performance and characteristic levels:
Standard Search
This search provides the fundamental information and may include some reference materials, copies and attachments for review.
Extensive Search
This search provides the most comprehensive information available from the public records and will include all reference materials, copies and attachments for review.
Current Owner Search (a/k/a Second Mortgage Search, M&J Search, Property Report)
A report showing the current owner or record to the real estate and disclosing all liens, judgments, bankruptcies, and other encumbrances affecting title to the real estate as found in the public records since the current owner acquired title to the real estate. The search period would commence with the deed into the current owner of record and be completed through to the date covered by the public records (“cover date”).
The report would include a copy of the last deed of record, and an abstract of information found in the public records and obtained from the following searches for the related period of time of the ownership interest of the current owner only:

Last Owner Search (a/k/a Last Insured Owner Search, Two Owner Search)
Similar to a Current Owner Search, this report discloses the current owner or record to the real estate and reveals all liens, judgments, bankruptcies, and other encumbrances affecting title to the real estate as found in the public records; however the period of time searches may be lengthened. The search period would commence with the date of the last deed found of record previous to the current owners’ deed that shows a full consideration (not nominal consideration [$1.00 - $100.00). The search would be completed through to the date covered by the public records (“cover date”).
The report would include a copy of the current and last previous deeds of record, and an abstract of information found in the public records and obtained from the following searches for the relative period of time only:

Search Report or Title Commitment
Our Search Reports are prepared in an easy to read layout. Alternatively, the same information can be provided on forms consistent with the standard schedules of the title insurance commitment form for Pennsylvania. The cover date of the search will be shown as the effective date of the title commitment. A title commitment based on this search is usually only available for some types of refinance transactions and for Insured Home Equity Loans. Not all Title Agents and their Underwriters will permit title commitments to be issued based on a Short Search.
