Miscellaneous Searches The following is a detailed explanation of each of the various component searches that make up a full title search of a property in Pennsylvania. Each of these searches can be ordered individually if a full search is not needed.
Chain of Title Search
A report, as of the date covered by the public records, listing all recorded conveyances for the property searched for the period requested. Should the only conveyance on the property precede the beginning year of the period searched, only that conveyance will be listed. Copies of the deeds or deed abstract forms will be included with the report. Information on the report would include from each deed in historical order: the Grantor, the Grantee, the Date of the Deed or instrument conveying title, the Consideration, the Date of recording, the Recording reference (Book and page or Instrument number), and any special notations as to a unique purpose of Deed or scope of Deed.
Determination of Present Owner
Search to determine the last recorded deed of a given property as of the date covered by the public records. A copy of the deed is to be provided and information should be legible as to the Grantee, Grantor, date of instrument, consideration, date of recording, and the Recording reference (Book and page or Instrument number).
Grantee Search
A report listing all deed recordings, in which the name given is listed as a grantee in the deed. Information on the report would include: Grantee, Grantor, date of instrument, consideration, date of recording, the Recording reference (Book and page or Instrument number), special notations as to purpose of deed or scope of deed, and address of property. (Short description as on deed is given if address is unavailable)
Grantor Search
A report listing all deed recordings, in which the name given is listed as a grantor in the deed. Information on the report would include: Grantor, Grantee, date of instrument, consideration, date of recording, the Recording reference (Book and page or Instrument number), special notations as to deed or scope of deed, and address of property. (Short description as on the deed is given if address is unavailable)
Mortgagor Search
A report listing all mortgage recordings, in which the name given is listed as a Mortgagor on recorded Mortgage. Information on the report would include: Mortgagor, Mortgagee, date of instrument, Mortgage amount, the Mortgage Recording reference (Book and page or Instrument number) and date of recording, and address of property that is secured by the mortgage. (Short description as on Mortgage document is given if address is unavailable or appears inaccurate.)
Mortgage Lien Search
A report listing all open mortgage liens on a specific property in priority order. Information on the report would include: the amount of the mortgage lien, Mortgagor, Mortgagee, Date of mortgage, the Mortgage Recording reference (Book and page or Instrument number) and date of recording, the scope of the Mortgage (if applicable), and any Mortgage notations (if additional search is completed)
Mortgage Notations Search
A report listing all Assignments and other Notations recorded on a specific mortgage. Information that is abstracted and disclosed on the report would include: Parties to the document, Date of the document, the Recording reference (Book and page or Instrument number), and the Date of recording. Copies can be provided for an additional charge.
Corporate Tax Lien Search
A report listing all Corporate Tax Liens of record in the Commonwealth of Pennsylvania, Department of Revenue, Bureau of Corporate Taxes against a searched corporation. Information on the report includes: Name of Corporation, Box # (This is the identifying number in Harrisburg. It is not a Post Box), Type of Tax, Tax amount, Tax year, Settlement date
Mechanics Lien Search
A report listing all filed Mechanics Liens found in the public records. Information on the report would include: Address of property searched, Defendant, Plaintiff, Court- Term-Number of lien, Date lien filed, Amount or purpose
Municipal Lien Search
A report listing all unpaid municipal liens as on the public records for specific property. This search would include all liens for unpaid taxes, liens for unpaid water and sewer rents, nuisance liens, Demolition liens, liens for installment of water meter, as well as any other public record municipal liens. Information on the search would include: Address of the property searched, Court-Term-Number of the Lien, Date lien filed, Purpose of lien
Suits Search
Where available, A report listing all filed pending lawsuits and judgments filed in the County office of the Prothonotary (Court Clerk) for the Court of Common Pleas (and, in Philadelphia, the Small Claims Court) against the name of the party to be searched. Information on the report would include: Name of the Plaintiff, Name of the Defendant, Address of the Defendant (if given), Court- Term-Number of the Judgment, and type of action. Date of Judgment and Judgment amount or notation are provided for judgments.
Note: Husband/Wife searches are discounted. Address of the Plaintiff will be given upon request for an additional cost.
Judgment Search
A report listing all filed judgments in the County office of the Prothonotary (Court Clerk) for the Court of Common Pleas (and, in Philadelphia, the Small Claims Court) against the name of the party to be searched. Information on the report would include: Name of the Plaintiff, Name of the Defendant, Address of the Defendant (if given), Court- Term-Number of the Judgment, Date of Judgment, Judgment amount or notation

District Court Judgment Search
A report listing all filed judgments in a given US District Court against the name of the party to be searched. Information on the report would include: Name of Plaintiff, Name of Defendant, Address of the Defendant (if given), Court – Type – Term - Number of the Judgment, Date of Judgment, Judgment amount or notation

Federal Tax Lien Search
A report listing all Federal Tax Liens listed in the index in the Office of the Prothonotary of the Court of Common Pleas of the County requested to be searched. Information on the Report would include: Name of Defendant, Address of Defendant (if given), Court – Type – Term - Number of Lien, Date of Lien, Lien Amount or notation.

Financial Statement Search (U.C.C. Search)
A report listing all filed financial statements (UCC-1’s) found filed in the Recorders Office for the name of the party to be searched. Information on the report would include: Name of the debtor, Name of the secured party, Address of the debtor (if given), U.C.C. number, the Recording reference (Book and page or Instrument number) and date of recording, Purpose or amount.
Note: Address of secured party will be given upon request for an additional cost.
Bankruptcy Search
A report listing all filed bankruptcies in the Bankruptcy Court of a given US District in the name of the party to be searched. Information on the report would include: Name of the Bankrupt party, Address of the Bankrupt party, Docket Number of the Bankruptcy, Date of Bankruptcy filing, Bankruptcy type.
Husband/Wife searches are discounted. Address of the Plaintiff will be given upon request for an additional cost.
Divorce Search
A report that discloses whether a divorce complaint has been filed by a married person. If a divorce was filed the report would list the Court- Term-Number and the date of filing for the divorce. These documents are usually sealed and a determination whether the divorce was granted may not be available.
Support Lien Search
A report that discloses whether an individual is listed on the Pennsylvania support lien index. The actual amount owed must be obtained by written coorespondence with the appropriate collection authority.
Estate Search (a.k.a. Decedents Search)
A report listing any estate filings for a person who is deceased, adjudged to be incompetent, or is a minor. Filings can include a will or an administration found in the Register of Wills office, or an action filed in Orphans Court. Copies of the pertinent parts of the filing are provided.
Patriot Search
A report that discloses whether an individual or entity is showing on the list of "Specially Designated Nationals and Blocked Persons" (SDN List), published by the Office of Foreign Assets Control (OFAC) of the U.S. Department of Treasury.
Document Search
A search for a particular document recorded or filed within the county courthouse. This would include a copy of the document, if located.
Document Copies
A copy of a particular document recorded or filed within the county courthouse is provided without an additional search charge when the recording information or filing information is provided by the client.
