FULL TITLE SEARCH REPORTS
Our Full Title Search Reports disclose the current condition of title to real estate. The report would disclose defects to title, liens, encumbrances, adverse claims and other matters that are found to be affecting title to the real estate. The information reported is that which can be ascertained from the public records while searching the records for a specific time period.

Customary and Standard Time Periods for a full title search:

30 years
• the Standard Residential Refinance option
The search period would commence with the deed conveying the property into those persons or entities who owned the property 30 years ago, and the search would conclude as of the date covered by the public records (“cover date”).

60 years
• the Standard Residential Conveyance option
The search period would commence with the deed conveying the property into those persons or entities who owned the property 60 years ago, and the search would conclude as of the date covered by the public records (“cover date”).

100 years
• the Standard Commercial / Land Development option
The search period would commence with the deed conveying the property into those persons or entities who owned the property 100 years ago, and the search would conclude as of the date covered by the public records (“cover date”).

Historical title
• Specialty search for periods longer than 100 years
The search period would commence with the deed conveying the property into those persons or entities who owned the property at the time requested by the client, and the search would conclude as of the date covered by the public records (“cover date”).

Our Full Title Search Reports are available at three distinct performance and characteristic levels:

Basic Search
This search provides the fundamental information needed to disclose the current condition of title. No reference materials, copies or attachments are provided.

Standard Search
This search provides more comprehensive information than the Basic Search and may include some reference materials, copies and attachments for review.

Extensive Search
This search provides the most comprehensive information available from the public records and will include all reference materials, copies and attachments for review.

Settlement Bring-down Search Report
Our Settlement Bring-down Search Report should be ordered just prior to closing a real estate transaction. This report will list cover all conveyances, liens or encumbrances affecting a property covering a period commencing with the cover date of the previously issued "Title Commitment" or “Full Title Search" and ending with the present cover date. This report can only be ordered within six months of the previously issued "Title Commitment" or “Full Title Search".

Policy Bring-down Search Report
An additional Bring-down Search Report (described above) may be ordered just prior to a title policy is issued after the documents that create an insured interest in the property are recorded. Title Companies should consult their Underwriting Guidelines to determine if this additional bring-down search is required.
